Your line of work is so under appreciated its like a double edge sword.

Since my city is so large, the price range of homes is quite broad.

In this niche it is so important to know your local market, know what buyers will pay, know how many senior buyers there are, and know your exit strategy before moving forward.

Everything just seems so much further away and you cannot "feel" your investment and the neighborhood because it is so far away.

There is so much I would like to write here and get answers.

As far as dogs, if you have screened your tenants well you will probably not have an issue.

Also...I'm curious to see what other folks out on BPare doing as far as a real estate financial plan for the next 3 months, 6 months, year, etc...

Furthermore, if there is ever a dispute between you and the tenants, it is so so easy to put the responsibility on your for not supplying this or that.Maybe some times like internet or cable (without pay per view) might make sense, but i couldn't imagine anything else.  

However, my credit is so poor my loan rates will either be tremendously high ( how much will this hurt me if i'm not buy & holding but aiming for a 90 day flip?
