Charging extra for dog

I have a solid tenant who wants to rent my place. They have a dog - 20 pounds English Springer Spaniel

a) Apart from wear and tear to carpet and pergo floors is there anything else you need to worry about. I can amortize some portion of floors/carpet with a higher rent to them. But I am not sure if there is any other possible issue.

b) how much is a good rent to charge them extra. Any rule of thumb.

Hello Roy,

I charge $300 non refundable pet deposit, plus $25 per month per pet. 

I have had no issues collecting this, as most pet owners love their pets and they pay to have them. 

You can adjust the deposit as you see fit.
