When is the best time to plant an orange tree?  

For example, great 3 bed 2 bath house located in river tree community of X cityageconditionPurchase Price- X Rental XShowings with serious buyers only (serious defined as signed contract and ernest money provided)I would also send it to all the top agents in the area.

Same with mold, bed bugs, a tree falling on the house, etc.You are trying to insure yourself against the boogeyman.

Trees should be trimmed or removed as necessary to be able to see the beauty of the house.

The basic list you need to be concerned with is as follows:1) Full survey (tree, topo, title)2) Soil test3) Tree removal if necessary4) Utility hook ups - varies greatly by municipality, you will need water, waste water, telco and electric.5) Check for utility easements.  

Paint the property, new roof when it is time, spray for weeds and plant trees.

This strategy gives me the ability to continue to buy as I do not have a money tree, lol.

I drew the line at the SF home that hung a motor from a tree.
