Rehab Outdoor Space to Increase Value

I'm looking at a new property, and the outside looks over grown and dumpy. It's in a pretty decent location.

I've read somethings on BP about how to increase rents by rehabbing the inside of a property, but any one have any ideas as to hwo to increase rents by sprucing up the outside? Thanks!

First BP Post so let me know if this is the right spot for this question.

The outside has to look as good or better then the inside. What's the point of having a $40k kitchen if no one will come through the paint peeling door to look at it.

I always power wash the outside and almost always paint it. Flower beds should have fresh lively plants with mulch or decorative rock. Grass should be professionally manicured. Trees should be trimmed or removed as necessary to be able to see the beauty of the house. 

The first picture someone sees is the front of the house. When people drive up or drive by the first part of the house they see is the front. They want to feel like they are "keeping up with the joneses".
