What is your course of action, when a tenant (after over a month) still hasn't switched electricity to her name, even when this is agreed upon in the rental agreement.

Jason, I will leave it to Brian to cover the market analysis because that's right in his wheelhouse and what he spends a lot of his energy on.I will add though that if you are looking for a small MF property, you don't have to land in one of the national emerging markets that will be on the radar of many larger syndicators.

Furnace/water heater are both gas, but the current kitchen is all electric.  

I know the basics in carpentry,plumbing, electrical and foundations.

If I hate going to City X I'm not investing there and forcing myself to spend time and energy there in upcoming years.

My GC handles smaller repairs (flooring, walls, appliances, ect), but has roofing, electrical, and plumbing contractors that he works with.
