Wow @ramsin jacob  That's awesome that your getting deals for those type of returns Now I'm not sure about your particular market but from my understanding what I have been told is that your market is flooded with competition where is my market doesn't have that much competition so the rate of getting more deals is a lot more then getting one great deal so it might even work out to being the same in the long run however again I'm not sure I'm only basing my knowledge off of an investor that lived in California move to Massachusetts and started investing out here But then again he could be wrong as well But I guess the point is no matter what market ur in as long as you're making some type of money and helping people that's all that matters And a definitely congratulations to you brother

I would be very careful and look at the condminium association itself to see how they are governing the complex.

I am looking at a 3/2 house that is well taken care of that I am looking to house hack, if the price is right.

The idea is to own enough rental property to support me when I need the extra help, fund my retirement, keep my parents healthy, and take care of my possible future family.

The property is a duplex and is being sold as part of an estate.

The tenants of that property didn't seem to take good care of the property, so that kind of questioned the type of tenants we would attract in the area. 

Derek, You need to hire a Property Manager as soon as possible, the ROI restrictions will hurt more by neglect and vacancy than by paying a PM to take care of these things for you.

Also @Tim Porsche spoke of an ozone generator, also consider an Hepa filter air purifier.

@Peter M. please let me assure you it is not a difficult task for a competent lawyer to pierce the veil of an LLC. 2nd year Corporations covers it in law school.
