Would you invest in this property?

I have found a great property for sale that would provide solid cash flow as long as I'm able to have it consistently rented. The property is a duplex and is being sold as part of an estate. According to the agent, this property was consistently rented for years. The duplex is located in a town of about 7k people but is about 35 minutes out from a larger city of 300k. I'm worried that it would be difficult to find a good selection of tenants in such small town. Would the location of this property keep you from buying it? Has anyone had experience investing in smaller towns/cities?
