Will bonus depreciation/Cost Seg/RE Pro election hurt my DTI?

Hi All,I'm trying to determine a typical bonus structure for a RE Assistant (paid hourly). 

Based on the facts that follow, please let me know if you think our SFH would be eligible for ANY amount of bonus depreciation after a cost seg study is completed.SFH purchased brand NEW from Ashton Woods (the builder of the community). 

Question: If Jim passes the rigorous tests the IRS imposes to make sure Jim is in fact a real estate professional, could Jim's status and investments he makes in RE allow for an accelerated/bonus depreciation event offsetting Maria's income?
