I live in southern California, but am considering attempting to invest in my first properties in Vegas, as it is an easy drive from here and considerably more affordable for a first venture. 

I recently moved back to the Columbus, OH area earlier this year after being in Las Vegas, NV for five years.  

The property is 20 min from Palm Springs, is near a few casinos, and is off the I-10 from Phoenix.

My other option would be to make my first purchase in las vegas.

It costs me a $300 referral fee in Las Vegas (to the realtor) so that’s an easy $25/mo right there.

Though if it ever looked like UBI was going to happen I'd probably invest in casinos, liquor companies, Best Buy, etc.  

Look at PHX  Vegas Parts of Georgia central CA  MI OH..  

I worked at the Casino during construction a lot and could just see the potential for beautifying the neighborhoods so close to Downtown.Love it out on the 495 corridor, I have friends all along there: Westborough, Franklin and Bolton.

Currently my website displays the Las Vegas market (where I'm licensed and under a brokerage) and I want to expand to Arizona.Any help is greatly appreciated, thanks!
