Hi everyone,I need some recommendations for constructions to work with for light and heavy rehabs in Jacksonville FL please. 

Most recently a tenant moved out and left the house full of roaches and another one just had an animal in the attic that somehow knocked down the ceiling light in the kitchen.

While visiting the house, there are numerous items which need remediation including flooring, light fixtures, landscaping, some drywall work.

For 8%+ or even 10%, that seems light for pref equity behind a loan.

I have published multiple warnings of the market, and have preached about investing from a position of financial strength for 550 BP Money episodes.Clearly, however, this is not coming through and I am failing if you and others feel this way.What can I do to change this?

In my view, the rules keep you from investing a sizable portion of your net worth on a lightly regulated investment marketplace.  

When I hired the PM in April, we did a small redesign including light painting, replacing light fixtures, adding a few amenities and other small touches that I also included in this cost.

Also, I see no record of a pending lawsuit against you in the county or in trellis.So, I see your concern, and appreciate the warning to the rest of us (tho, I’d be using a lawyer for my own Florida evictions.)
