I was delicate before- struggled hard to get me and my credit to where I could begin doing something, and now feel like some giant money vampire has decided to feed on me. i can't do this any more. i have a wife with no kidneys and on home hemo dialysis 5-6 days per week 6-8 hours per treatment, and getting unwanted pay cuts is no way for a 54 year old to live.

Not that one needs to be a difficult and unpleasant person to subs, but just super protective of one's investments.

What could I do as a landlord if something like this were to happen again - unwanted frequent guests of a roommate...

I haven't had any luck with lawn care here in Denver, and this type of lawn seems to bring about those "goat-head" burrs that are a real pain and unpleasant.
