The best part of real estate express for me was the flexibility of being able to study whenever I had time, the material itself in my opinion was pretty well presented and I did not have a hard time following along at all, the only thing I did to be sure I was ready for the exam was to purchase sample tests and take a couple test runs which made me feel pretty confident and I did pass the exam on the first try.

if i were you, i would take a sample and have it tested just to have it tested. if it is mold, there are 18 different species of black mold and only 2 are toxic. that advice is coming from a licensed home inspector with a mold certificate. if it is black mold and is toxic, then you can remove it yourself, but protect yourself too. make it part of your offer. if the seller doesn't want to accept your offer based on the mold, then walk away. if you do not want the place because of the mold issues, would someone else want it?

When you are consulting somebody on how to do a lease purchase and you are providing blank documents - I know you're not supposed to fill out the documents for the client for an actual transaction but was confused as to whether it is a no - no to show/give them the same documents filled out for a sample non-existing transaction?
