Anyone have sample they used to solicit a cash investor they know?

My real estate partner and I have all our numbers and property picked out.  We now need something of a "prospectus" to give to some investors that I know (live in foreign country).   Any one have anything they used in past that works good?  We are not syndicated and are just looking for something to present along with our numbers to look professional.
