Private Money solicitation materials

I have recently seen (within the last 3 months) an example of a solicitation letter a rehabber sent out to potential investors to fund a flip he was buying. It was nicely done in Publisher and had a photo of the house along with a general S.O.W. on front and the second page lined out what he was looking for from the investors as well as what he was offering in return (rate, etc). The problem is I CAN'T REMEMBER WHERE I SAW IT! I just remember it was shared as an image in a blog post or forum post or something. Ugh...old age!

So if anyone either knows the document I'm speaking about or has something similar I could plagiarize please let me know. Thanks!

Here's a sample Private Money Request Sheet that I have put together which summarizes the project's financial requirements, loan amount, and lender's projected investment results.  It also has a professional cover page and a photo gallery of the property.
