Dear all,I´m looking for my first deal, I mean a 3bed house around 80m2 in south Spain (El Puerto de Santa María) where i live, 40.000€-70.000€.

In general, you will have to capitalize the cost that you incurred before renting the property unless you qualify for something called de minimus safe harbor where you can expense items below $2500.

The 70% owner either started with the intent of purchasing all for some reason like a de-condiminiumization or they just "accidentally" ended up with a bunch of units.
