---Investors always compare/hire people of Craigslist that are uninsured, questionable skills, are unreliable and offer no warranties.

People often comment saying they are in Pricelabs every day "tweaking" their pricing.

But some (Dave Ramsey) people would rather have just a few paid off properties making just a little cash flow.

In 2025, it is projected at 11.119 deaths per 1,000 people, up from 11.026 in 2024.

Three Months ago, low to mid 6's were available.Rates are going to continually fluctuate but if you have a way to earn 10+% on your capital, the TIME you are not using it is going to cost you way more than the extra .5% per year will.You are walking over dollars to save pennies if you are waiting for the perfect rate, half of the people who held out on getting mid 6's were waiting for high 5's.

I am not going to deep dive here.I usually lose these sorts of deals to people willing to underwrite more aggressively. 

It's a great way to talk through your plans and goals for real estate with people that actually understand! 

I have a couple of people that this has happened to, and you need to have it in writing and tied to the property to make it work. 

I think you bring up a good point of considering offering higher returns to investors if I have to begin to search outside of my network.But my original question from the post still remains, where would you recommend I search for people interested in an opportunity like this?
