Great job, benefits, etc.I am finally getting my ship righted after the end of my marriage and am looking for a way to catch up as far as my retirement goes. 

Shipping containers and modular offices provide great spaces to work from home without cramping the rest of the family.

If you buy anything from a single-family to a four family, and you use traditional financing through a bank that has been remarket it through Fannie or Freddie, there are often loan covenants that  State you must be an individual on the loan.

I would recommend pulling the condo's Covenants, Conditions & Restrictions (CCR's - essentially their bylaws) from the county records, which generally indicate who's responsible for dues in event of foreclosure.

its good that your planning , dont stop, but i suggest spend your time steering the ship not plotting the course. start with a 3 or 4 unit if you can find a great deal and house hack then use equity to buy other 4 plexes if you do this over 5 years you can get 30 doors within your 10 fed loan limit

I would like to include fees into my lease agreement for failure to follow through on lease covenants.
