The city is growing at a fast pace. 

Hard money is probably 1-2% origination right now with 12-14% interest for 6 months, so that's why I say you have to be good....and fast and buy right.   

Tough to buy in this market unless you have cash and can close fast.

Fast forward and  what's now circulated normally shares no resemblance to the agreement that was originally prepared.

One thing I've learned is that house hacking is definitely a great way to start but sometimes not the best trajectory if you want to scale this fast.

to keep in the general conversation though I do think relaying on fast growth with a BRRR strategy like people have been able to over the last decade is on life support.

I would have assumed we would start the eviction process on the 5th after they missed rent for a second month, so we have the option to remove them as fast as possible if they continue to not pay.  

I have a lawn service that typically provides service to my Multis ever 10-14 days depending upon how fast the lawns are growing at various times of the year.

And use those dollars to buy a property that adds great cash flow but maybe doesn't appreciate as fast. 

They all love to tell you how fast they are, but it will likely take you a month to get it all done anyway.
