He started off doing that part time while he was working at a W-2 job until he could afford to quit and take care of his family. 

These two incentives combined can add up to $7000+ in move in costs alone never mind first and last months rent.So....considering that most people who can afford $3,000+ dollar apartments usually have good steady jobs, and are not the types of people who let their dogs crap all over their place, eat the woodwork, or otherwise destroy their home, I’m wondering what benefit I really get from having a deposit on hand.

If building is brand new then close but having gross leases on older buildings can eat  a property owner alive.

Hopefully I can quite my full time job in a year or two and just work in real estate which has always been my dream...

Hi BP Community, I have been involved with BP for Quite some time now and although as an attorney, I have done hundreds if not over a thousand deals as an attorney.

I've heard that some offices can be reluctant to take on someone like that because they'll be afraid they're just going to quit, given they have their broker license and would have that as an option, vs someone with a sales license. 

I'm assuming it will take quite a while to get a good lead this way, and I'm interested to hear of anyone who has had any turnout using this strategy. 

The proper procedure would be your states version of a cure or quit notice.
