I think looking back, a 3/2 SFR is the best marketable rental. 3/1s are harder to appeal to a family with kids. 2 bedrooms don't command as much rent, but might cost incrementally more around the same as a 3 bedroom in acquisition.

The row house is somewhat of an anomaly in the area its in so I'm not sure how to price it (I think we went too low last time) and I'm not sure what cosmetic updates to make to add to its appeal.

Not legal advice..but incase anyone is following this...Looks like regarding LLC in NC.. if you are filing eviction in Small Claims court (suit less than 10k), and it is held by a magistrate then you can represent yourself...as of 2015However ...if you or the tenant lose and appeal to District Court then the LLC would need an attorney
