Multiplex Investment in Greater Phoenix Area
Hello, I'm hoping to understand the greater Phoenix area for buy and hold multiplex investment. I'm from inland Southern California and visit Phoenix a couple of times a year and really like the area. Are there good areas for 2-4 unit investing at this time or is it very similar to this market? Any particular price points that offer more opportunities than others? Areas to avoid? Any information will be much appreciated. Thanks

In my opinion, small multifamily is over priced in the Phoenix area right now. I own a 4-plex in Northern Phoenix that I bought two and a half years ago when prices were lower. The place has had extremely low vacancy, and has made me quite a bit of money. I'm not sure if deals such as that one are very easy to find any more.
