Your state's landlord-tenant specify how much you're allowed to take in advance as deposit and any advance rent is considered a deposit. 

Hi BP fans,I am considering buying a piece of land in the center of  a gentrified/gentrifying town.

We have a fairly rigorous screening process that has served us well and I have no way of knowing what screening purpose was used by former landlord, other than maybe checking for a pulse and a wallet.

It used to be you could build for $100/sqft on flat land and about $200-300/sqft on a slope...but inflation and also skyrocketing prices in the Bay Area have doubled/tripled that. 

I've read some articles online about how LA is cracking down on landlords who boot rent control tenants out and convert their units into Airbnb rentals. 

Here is some of the property info ( I received a pro forma from the owner but will request P&L and rent rolls once under contract) as well as my calculations for Cap Rate and NOI.  

After months of trying I have finally submitted an offer that was accepted and landed my first property under contract.
