Congrats to upgrading to Pro Aaron.

The condo will be titled in both my client's and the investor's names, and my client will pay all maintenance, HOA, upgrades and all or partial property taxes.

Having nice properly working appliances and taking care of these small nusience items are not even upgrades, this is what people will expect when they rent your home.

A few extras were thrown in by me - - the walls were already open so it would be foolish to not upgrade from galvanized to copper. 

Tenants pay all utilities except water.The eventual possible upgrades that I thought of to increase property value are: addition of garage, driveway, fence, and central air.

I have some experience buying fixer uppers that I lived in while I did the upgrades.

I just did a flip and instead of replacing the tank HWH with a like kind I upgraded to a tankless HWH.
