We did some small renovations, flooring, paint, scraped ceilings, etc, moved into one unit, and put the other up on AirBnB.

I did buy popcorn remover for a really heavily painted ceiling once but it wasn't worth it...and I didn't use it.  

Whenever walls, floors/ceiling are shared noise dampening strategies should be employed.

Have used practically every last dime, and am 99% done on one house - just have to find cash for locks, a plumbing fix for something that happened yesterday, a sudden electrical problem (no juice in any outlets in the kitchen), a general clean up, and I will be ready to rent and have money coming in, after paying the mortgage, on time, for more than a year.On the other house, I need 2 new AC units, for which I do not have the money, new carpets in 6 bedrooms, which I can swing, fixtures, ceiling fans, shower doors.

That $25k ceiling gets lower as your income goes up and exceeds $100k.

The tenants wanted to install a ceiling fan in their room so they contacted me and said they would install it their selves.

Leaks can manifest themselves into ceiling damage, wall damage and mold which can have health implications.
