From the research I have been doing into the area the rents are several hundred dollars below market rents.

But, if I were to guess at San Antonio prices and if I were to guess at the quality level you want and if I were to guess at the types of contractors you'd use and if I were to guess at the condition of the property, my *GUESS* would be about $30 per square foot, or about $65K.That would cover all mechanicals (electrical, plumbing, HVAC), insulation, sheetrock, painting, flooring, cabinets, lighting/plumbing fixtures, appliances and trim (for about 2200 square feet).But again, you don't provide much info, so that's a complete guess based on assumptions that could be completely incorrect.

We will smudge up another couple hundred but ultimately the number will be $1000 LESS than two weeks ago.

units can be had for 20k finished or lessrents from 550 to 900/moeven financed and with 30 to 40 percent pad/mgmt, you still cashflow a couple hundred a month,

I doubt they're trying to install new kitchen cabinets or go overboard by themselves.

It's been on the market since late March/Early may, and we fixed a number of items outside, had some landscaping done, and installed beautiful granite countertops after repairing a broken cabinet. 

Building the front porch -Installing the Ikea cabinet boxes -Siding on the front of the house -The front porch, again -Wood floors in, walls painted... almost done.

Some of the stuff she does is not all that appealing to me anyway like when she paints the kitchen cabinets the same old dull color she has been painting for the past however many years.
