I've got a few years of property management under my belt and I'm looking to leave this industry for real estate investing.

I would invest it in the safest investment possible.The worst thing to do would be going for a high risk/high reward investment and fail then not be able to pay back your lender who is also your boss.Get a few base hits under your belt and gain some experience.

I would do it again now that I have one under my belt.

Only person getting a deal is the seller.Nonetheless keep looking and hope you get a deal under your belt soon.

Is getting the foot in the door and getting the first deal under my belt with everything that I will begin to learn worth the extra money I would invest even if it's at a lower ROI in the end.

More so want to focus on investing than traditional buyers and sellers but would be ecstatic to get my first buyer/seller contract under my belt too.

I have 2 deals under my belt that I funded myself and both were very successful.
