What are your tips/best practices for pay-per-click advertising and online marketing for RE investing?

I would like to know best practices or recommendations for screening tenants (Specifically for this type of house hacking).

It shouldn't really matter in a practical sense, but I'd probably just have them sign a new lease.

What advice, tips, or tricks from practical experience do the PRO's have for folks like me to get started now or should we just suck it up and stick to the grind of saving until we have the capital needed?

I live in Westchester County, NY, and I am considering taking a room in the corner of my house on the first floor and turning it into a rental.The infrastructure is already in place where I would only have to put up a few walls to keep it separated from the rest of my house, but it is a large room with a closet and bathroom that I would like to rent out.It may not be much but I feel like this would be a step in the right direction and a good way to practice being a landlord.My question is: What kind of tax implication would this have on me?

I’m going to practice that advice seriously. 

As someone with no actual experience investing in real estate, I want to know what kind of data I should be looking at so I can start to practice analyzing some potential deals. 

I don't really see anything wrong with this practice, but it seems a little funny to me, because the subject line is always "Off Market Deal..."

You will also have to work with local authorities and exhume the remains and relocate or determine what needs to be doneTypically you will do a gpr survey to locate all the bodies and then go from there.
