Hello BP community, I am interested in getting into the real estate investing space and have been reading books and BP forums for about a month now.  As someone with no actual experience investing in real estate, I want to know what kind of data I should be looking at so I can start to practice analyzing some potential deals.  Specifically for the following two strategies, what are the most essential metrics to focus on when analyzing a deal? And where are some of the best places to find this data?

1.) Single Family Buy and Hold

2.) Fix and Flip
