Wholesaling land with a cemetery?

Hey land experts, I'd like to get your opinion on something. I just had somebody submit a lead through my website and here is the interesting part:

"It is a private cemetery. My late husband only person buried there. I own the cemetery and would like to sell."

Ironically enough, this is about the 3rd inquiry recently I've had lately about people selling land with dead people in it. Here are my questions:

1. Is this something that has to be disclosed when buying/selling?

2. Anybody bought or sold land with dead people in it before? Is there anything special about it?

3. Anybody had any experience with exhuming bodies or otherwise disposing of them to remove them from land?

4. Any other information on this topic?
