How do they know their investment will not be wasted?

I once had a guest come and stay from a camping trip in Yellowstone, and they sent me very nice messages about how nice having hot water and lots of towels and offered to pay a little extra for doing extra loads of laundry. 

It is a waste for one person to live in such a big house and the property tax is absurd.

The bottom line is not taking title and having full control is loaded with pitfalls. 

Plumbing by-passes or abandoned lines; collapsing sewer lines; badly corroded supply and waste lines (both can be from inside or outside corrosion) fixtures with very hard to find components; hidden electrical junction boxes...or non-existent boxes at junctions; outdated and/or underrated distribution panels; knob and tube wiring improperly connected to, or extended with, romex; Switches wired incorrectly, breaking the neutral instead of the hot side; no, or poor grounds for improper outlets; overheated connections, outlets, switches, and light fixtures; improper wire sizes for circuits and overloaded circuits; and plenty of others...all very costly to troubleshoot, locate, and correct individually.

Conversely, you will run into people on your list that just seem to be a waste of time, so you’ll want to avoid them.

You can go after them in small claims court, don't waste the energy. 

Most dumps either don't charge you for yard waste or it's very cheap (they just compost it and use it as fill).
