I am about to embark on a mid-career shift to Multi Family real estate investing.

My tenants all work different shifts so they don't run into each other much and that didn't happen by accident. 

The next event is January 13th from 7-9 at Night Shift Brewing. 

I am going to rent a private office and my plan is to make an LLC that collects rent from my personal business.By doing this, my business income gets shifted into rental income thus avoiding a lot of the 15.3% Self Employment tax.

If it’s a standard concrete slab patio on solid earth how about tearing out the affected area and replacing with concrete pavers so if the shifting continues it’s an easy fix. 

I am being very conservative because of the age of the properties and any possible market shifts in the next 4-6 months.

I dedicate most of my time to commuting and 12 hr swing shifts. 

This might take some of the anxiety out of the whole process and also streamline things to make you feel less overwhelmed.

I’m 23 with no debt, car is paid for, I work 80+ hours a wk (16-18 hour shifts), I pay my bills 3 months in advance which allows me to save 2k a month and my credit scores are in good standings.

I hope to have more of my properties rented with Property Management in the future, but it has been a slow shift.
