TERRIFIED TO MAKE A BAD DECISION!

I am brand stankin' new to this site but I've put off Real Estate investing long enough! Now only to find a multi family property in Indianapolis (my hometown). My biggest hold back has been the "FEAR OF MAKING A BAD DECISION"! 

There's so many decisions I'm reading about: pick a niche area, single or multi, renters or flips, and on and on! I'm also fearful to get a property 3000 miles away where I can't just drive by and check on it at 3am when I can't sleep because of it! 

HOWEVER...SCARED MONEY DOESN'T MAKE MONEY! I'm finally just going to do it! I've prayed about it long enough and now I just have to step out on faith and research and due diligence!

I would love any advice on the Indianapolis market, investing from afar, first time purchases, property management, contractors, etc. I'm interested in multi's within 10 miles of downtown Indy in the yellow area of @Sterling White's map!

The very fact that you're concerned about screwing up is a good indicator you won't. People that act with haste and little or no knowledge are more likely to throw their money down a well. You are concerned about your investments and rightly so. Make a move and post the results here in a few months.
