Our lender is currently trying to get this funded for us at 88% LTV and 100% rehab, with 3 points and 12 months with no pre-pay.  

I have raised the issues of misleading sellers hundreds of times on BP.

If they don't qualify or do not have the funds, then inform them they all have to leave.....you need to find a new tenant (especially seeing as they are already falling behind).

We structured our deals a few different ways, 1)  in our IRA where we funded a mortgage to purchase with a profit split, and 2) directly purchasing the property in our name with a profit split.

Currently, I track net worth monthly on a simple excel spreadsheet (has columns for checking, retirement, index fund, etc...).

We would like to have our equity from this house (~$80k) to use to fund other (safer) investments we have lined up in Indy and Ohio.

My answer is depends on how fast you need the funds.
