I understand that you feel hesitant bringing an off market deal to others, but if you truly have a relationship with the seller they will prioritize that over anybody else trying to buy the house.

In terms of looking for multi families that prioritize cash flow: I'd recommend looking at two areas in particular --> New Britain (although there's already a lot of investor action in that area) and southwestern CT (New London County).

When violence is involved or someone has grounds to fear for their safety (e.g. stalker), then you have to let them out of the lease.If the husband is already gone, then the wife is the only resident and any refund would go to her.
