Naturally, this makes me hesitate as I want to prioritize my family and make sure my time spent with real estate does not get in the way of being with my family in this new stage of life. 

I would prioritize defining the scope so you can present a list of things you want done for pricing by others.

Sending a form seems impractical, I can't see myself taking the time to prioritize filling out a form I get from some random landlord.- What do you require before showing the property to prospective tenants?

How about prioritizing.

I understand that you feel hesitant bringing an off market deal to others, but if you truly have a relationship with the seller they will prioritize that over anybody else trying to buy the house.

In terms of looking for multi families that prioritize cash flow: I'd recommend looking at two areas in particular --> New Britain (although there's already a lot of investor action in that area) and southwestern CT (New London County).

They should be looking for things that are a safety hazard.

My main concerns  are the parking and safety, my daughters are college students and live there as well.

If you're worried about the safety of a murphy bed, maybe consider a cabinet murphy bed.

When violence is involved or someone has grounds to fear for their safety (e.g. stalker), then you have to let them out of the lease.If the husband is already gone, then the wife is the only resident and any refund would go to her.
