ISO Living Community: Parking and Safety

Hi BP Fam,

Looking for referrals and insight to lease in the Tempe, AZ area. Currently leasing and need to find housing by July 8th! I have been searching and put many inquiries in the area. I'm looking to lease a 2Bed 2 Bath until I am able to purchase my first BRRR Quadplex. Racking my brain between many platforms to research reviews and amenities.

My main concerns  are the parking and safety, my daughters are college students and live there as well. The parking is an addition with a hefty price and understand is a courtesy, however $200 /month in addition to monthly rent is way over my courtesy appreciation.  Finding myself driving for a spot is not ok with the fees for the courtesy.  I  am ok with student housing, just need safety for I travel often and fly in late.  

Most of the reviews for the same property rental are similar either great or terrible.  Any recommendations  would be so appreciated:)
