If you're doing anything for the first time, their will always be fear.

Long story short is 506b's don't want any of their deals to be outside of their walled garden for fear of it being considered solicitation.  

I had the same reservations that most posters have had, but it turns out all my fears have been unfounded. 

That is probably my biggest fear about starting this process.

I fear private money lenders will just scoop up the deals for themselves when I show it to them. 

@Tony SessaShe may be hearing from naysayers perhaps she could connect with a couple of wives here on BP to explore her concerns and realize others had similar concerns but were able to push through fear.

I have heard that mistake and fear are pretty normal.  

And by overpriced I of course am referring to asking price vs. rental income.I fear that its not just a premium in the 'hot' neighbhorhoods, but a creeping higher and higher trend of values across the board.
