Having said that I have been to many continuing ED classes where the instructor was only half right on a lot of things.I also find that when you ask your real estate commission in each state they want to absolve themselves of answering any questions related to interpretation of the own laws they have created or expanded on!

Great interest rate, right at 4%...Hard money in my area is 2 points orig fee and 15%APR..HELOC is a lot better rate but the HML is paid on the back (after sale).I will continue to use my HELOC money more and more this year.
