I'm a potential investor (I like Buy & Hold Real Estate using the BRRRR method) and I'll agree with the good rental ratios with good growth you mentioned, because I've been analyzing SFH (lots of MFH props) as practice (learning analysis IS fun).

Single and small multi both have their merits- i prefer small multi :)Also, here's a section of a post I just made on another thread about a more detailed method of cap-ex calculation:Truly, the best method for the over analytical, is to segregate the cost of replacement vs. remaining lifespan of each component of the property & find out how much need be budgeted yearly until replacement of that component comes due.

There is also a giant paragraph about how HOA membership is tied to the property ownership and no other methods are available to become a member...but then the Pool Rules go to extreme lengths to single out "occupants", which includes tenants as having no rights to bring guests or use the pool without the owner member being present.
