Using facebook ads to bring buyer or seller leads

Hey I am new here and was wondering if anyone is utilizing facebooks advertising platform yet to generate buyer or seller leads?

Hi @Kasra Moradi - If you're looking to get motivated seller leads, I wouldn't use Facebook as a platform to run ads to a cold audience (people who don't know about you), however, for buyer leads it can be pretty powerful.

My team works with a lot of real estate agents and Facebook is great for building up your database FAST and placing all of those leads on long-term drip campaigns - it's a good way to start out and start building your pipeline...

Just be aware that the leads that come through Facebook 90% of the time are NOT motivated leads - a lot of them are going to be window shopping with the mindset of "Yeah... I might buy a home in the future so let me opt-in to this ad..." - so I wouldn't recommend Facebook if you're looking for deals RIGHT NOW.

Sellers can be brought in through Facebook with seller ads too, just again, be aware that these are not usually motivated sellers.

In conclusion - Facebook is great for getting a lot of leads at a fast pace, cheaply - which can be used to build your database and be placed on long term drip campaigns so that down the line (6, 12, 18 months) those leads from month 1 & 2 start converting. It's a great platform to utilize as long as you understand the type of the leads you're going to get from there and you're willing to accept and work with the long sales cycle.

If you're looking for MOTIVATED leads, especially sellers (people looking to sell in the next 30 days or less) I'd recommend a different strategy, but that's for another day and another post.
