You both work for this startup which means if it shuts the doors, both of your incomes are gone.

.#2...others you know in your database...phone, Linkedin, FB, IG or any other database you have access to, like church, frat, old workplace, college alum, HS alum, any other group you were or are apart of....sports team, country club, school clubs, etc.#3...next is getting in front of people who are most likely to sell or buy.....we don't have to tell you who those people are....you need to think about them....the easist most people work are FSBOs and Expired if there are any around you, but plenty of others.

@Daniel Kauffman If you get shut down and want to continue doing STR buy in vacation rental friendly markets.

The last thing you want to do is have the entire thing prepped, get bookings, then have to shut it down because you're getting slapped with fines.

@Ezra Simon Another thing you may want to consider is try to find a few to wholesale just by networking with family and friends and anyone who will listen that you buy houses ..your church , your dentist, your dr..

Knowing he is going to have to lawyer up for failing to file under legitimate circumstances would shut someone up real quick.

My wife was a pastor who was provided a home by the church and was expected to live in it or own be in the immediate area.

List rentals with major churches their private schools directly.

Charity-wise I would pick the local VA Food Pantry, that recently was shutting its doors due to lack of donations.
