Many more Coniston then retirement but working with the Web sent up updated their saved until  401k. 

I have a property that I was attempting to analyze and I was curious if any of you would mind looking over my spreadsheet and my analysis to see if things line up or if I am just creating a pipe dream.These are all actuals I have found for the area using different web services.

I run my own: CMA/comps from MLS active, solds, and UC's listings; county records for title chain, valuation, sales history, comparables; other online web site resources that 'guestimate' property values.

@Kim Handelman  There's services like Paragon who have web portals that offer up foreclosures to agents.  

@Hunter Fitch you can actually use the web page ( i believe its called city data .com) also im not sure if you have one but you may want to look for a small buisness development center.
