Guidance on Analysis of a Deal in 30046, Lawrenceville

Hello BP'er,

I am in the process of learning how the analysis process works in general, but specifically for MFH. I have a property that I was attempting to analyze and I was curious if any of you would mind looking over my spreadsheet and my analysis to see if things line up or if I am just creating a pipe dream.

These are all actuals I have found for the area using different web services. I used a listing service for pricing, the GIS for appraised value, and padmapper for rents in the area. I am not worried about anyone "taking" this deal from me because I am not at that point in the process. I am just looking for some help on learning to buy and hold.

PS. I have not actually reached out to the REA and I build the spread sheet myself using the BP spreadsheet as a guide so the formulas may not be exact.
