We are targeting Pittsburgh but are open to other areas of southern PA, boarding close to Maryland. 

Keep in mind that your expenses will occur year-round (whether your house is rented or not), so try to invest where you can earn lots of year-round income to offset those expenses (which is typically the southern US).

I currently split my time between Southern California and Northern Michigan, but I am interested in investing in one of three markets (I don't currently live in any of them).
