You made a series of poor Choices but you did make one good move in all this and that is you have a short term lease .

I have an investor from out of state that's willing to offer 10% interest only for up to 12 months with a 2% origination fee and a minimum note of $50k, but I would prefer to utilize a hard money lender here in the Indianapolis area.

Have you confirmed you can do a cash-out refinance within 6 months of the original conventional loan?  

Others say seller financing is fine as long as you have a loan originator.
