The MO here is to suck you in with the promise of cheap money, obtain an up-front fee, possibly your personal financial information, and then disappear.Private/hard money lending has exploded, so there’s no reason to take a chance with strangers you meet on the web.

My fiancé is currently getting her real estate license and i've been scouring the inter-web to learn about it myself.  

I think it's all preference at the end of the day, but I would not advise to buy a property in hopes of appreciation, as that is just gambling.

My gut feeling is that I probably will try to find a co-host first but unlike PMs that are advertised all over the web, I am not sure how to identify a list of cohosts to interview from.
