Some people cleverly refer to this as the 50% rule :)Also, I tried to weed out properties that require a significant amount of rehab work.Typically those properties will sell below market value and they will make the cap rate look deceptively high.I spent a lot of time putting this heat map together,so hopefully you find this information useful!

For a Section 8 house in the kitchen you can get by with something fairly inexpensive from a box store if you have one and they’ll install if you don’t know a handyman.

It might also be who the pre-approval letter is from- if from a big box bank it says" "This deal won't close on time" to the seller.

Keith MillerMissoula, MontanaHi Keith, OK--Vision a great topic.You might want to look into how to do a Vision Board.Some sites recommend cutting out magazine pics and pasting them to cardboard (welcome to 1950).A better way to do it is to use Excel and just grab pics from google and insert text boxes below them.Good Luck!
