@Dustin Tolleson so the way to approach this is to get the homes cheap and resell them with a down payment and payments over time.

You can always use or resell the new one they send.

Some areas you'll get the same rents as a stick-built, others there will be anywhere from slight to drastic differences in rents.In my town a mobile home that has been converted to real property on it's own parcel (outside of a park) is common only in certain parts of town, and those are not really nice areas - in a town that really only has 1 or maybe 2 C and worse streets, so its really not bad areas, but all things being relative...These do not resell very well - I think for a couple reasons (in no particular order, and just to be fair, all of these can be argued one way or another...)

The other point worth making is it's good to be safe and think through exit strategies, but I plan on holding my rentals long term, so I am more concerned about strong cash flow than I am about reselling it.

@Rick PozosThat's good advice, I always advise newbies to do a sub 2 and fix and resell, don't to subject to ans a wrap on a non private lender loan, like FHA or conventional

Salisbury has been under major development the last few years and it may be a great opportunity to buy, fix and resell the property turn key to another investor to use a rental.

You;'ve got to find the guys reselling the cheap stainless appliances pulled from brand new condos where the owners immediately upgrade. they're out there, usually on CL.

Uncertainty about how to spend on the lower unit's remodel given my area: I'm struggling to put cheaper things in as I may resell.
