RV Park Investment Opportunity??

Hello Everyone! I am needing some advise on a property I have found. It is a small RV park (12 spaces) mainly used by oilfield workers. The posting says they currently rent for $400 a month, which is average for that area. I can't imagine there would be much upkeep for this place. The lot is very small, just enough for the 12 spots. Another plus is that each site is individually metered. There are currently 7 spaces being rented. List price is at $135,000. My only concern is the oilfield up and leaving. Everything I am reading says it should be around for 5-20 years. Is this too much of a risk to take on? I am new to BP so any advise would be helpful....no current investments....YET!

@Kristi Stutts relying on the oil field workers as the sole source of income and the only employer would scare the heck out of me. There's too many things that could happen that are outside your control that could leave you holding a vacant piece of land if there isn't some other reasonable uses for the land. Even if you make it into a small mobile home park where will the tenants go to work? I'd proceed cautiously.
