I'm also available as an escort for door-knocking  (6' 185lb Crossfitter with a gun if need be).  

I wasn't able to make the meetup this week but I'm glad @Cheryl Packham continues to coordinate them - it's a great opportunity to get to know other investors in the area.I'm involved with fix/flip and wholesale opportunities, although not to the scale that some others are in our area - @Corey Loghry and Shon are knocking it out of the park!

I have yet to lose on a Trustee sale (knock on wood). 

As is, the numbers don't make sense as a 2 family, but as a 3 it would knock it out of the park.  

I explained that I was not replacing the frame and door, it was just the door with an already knocked out knob.

Assume that to this point in time you have not had any communication with your tenant and take the responsibility of knocking on their door.Lazy technology is the worst form of communication if someone chooses to ignore you.
