Yea my problem that happened about 18 months ago worked out, but it irks me to think VRBO throws up stuff that is ranked so poorly ahead of properties where the hosts do a knock out job and have tons of 5 star reviews.  

He is taking out an equity loan on the house of about $120k to make home improvements and was gonna use $50k of that to get me a car and I make payments to him instead of the bank.

@Brad Sand did a good job indicating how prop 19 is screwing you if your dad sells to you.  

Depending on post-foreclosure improvements to the property, it might be too expensive to redeem. 

Some have improved on the original 2 programs by using new technologies and services.

That being said, there is always opportunity to improve the model in other areas such as occupancy, expenses etc. 

You're asking for a full-time job if you don't source these task items to other vendors. 

Educate us on what underwriters look for to improve our COMPS and make process smooth and timely.
